
Patna Airport's New Terminal: A World-Class Gateway That Boosts Property Values
Patna's Jay Prakash Narayan International Airport inaugurated its brand-new terminal on May 29, 2025, and flight operations shifted to the new building on June 3, 2025. The state-of-the-art terminal spans 65,150 square metres and is designed to handle 1 crore (10 million) passengers annually. With a peak hour capacity of 3,000 passengers, 5 aerobridges, and 13 boarding gates, this is not just an airport upgrade. It is a statement about Patna's ambitions as a modern metropolitan city.
The architectural design draws inspiration from Madhubani art, giving the terminal a distinctly Bihari cultural identity while meeting international standards. Three additional aerobridges became operational by December 2025, further improving the passenger experience. The new cargo terminal, which became operational in February 2025, has tripled cargo capacity from 7,500 to 22,000 metric tonnes annually. This expanded cargo capability is particularly significant for commercial real estate, as businesses that depend on logistics and supply chains now have a stronger reason to set up operations in Patna.
The real estate impact is already visible. Patliputra Colony, located closest to the airport, has seen steady appreciation of 8-10% annually, with current average prices around Rs 5,500 per square foot. Danapur, which sits on the route between the airport and the city centre, has become increasingly popular with buyers who want airport proximity at lower prices. The Union Budget 2025-26 has also allocated funds for further aviation infrastructure upgrades and regional connectivity improvements under the UDAN scheme.
